What is habitational insurance?

A plain-English definition for wholesale insurance producers, and for the retail producers they work with.

The short answer

Habitational insurance is industry shorthand for commercial property and liability coverage on buildings where people live, such as apartment complexes, condominium associations, homeowners associations and similar residential rental property. It is written for the owner, landlord or association rather than for individual residents, so it is a commercial line, not personal homeowners coverage.

How it works.

A habitational account usually combines property coverage for the buildings, general liability, and often loss of rents, with umbrella or excess liability on larger properties. Underwriters look closely at the age and condition of the buildings, occupancy and vacancy, loss history and location, especially exposure to catastrophe weather.

When admitted carriers pull back from a class or region, habitational risks are among the accounts that move to the surplus lines market. WSIA notes that in many states standard insurers have scaled back in coastal and catastrophe-prone areas.

Why it matters to wholesale producers.

Habitational is a steady source of wholesale submissions, especially in catastrophe-exposed states, because many retail producers cannot place larger or older apartment and condo accounts with their standard markets. Retail agencies with a real estate or property management practice are the ones to know.

For retail producers: having a wholesaler with dependable habitational appetite lets you keep property owner clients when standard carriers non-renew.

Questions.

Is habitational insurance the same as homeowners insurance?

No. Homeowners insurance is a personal line for an individual's home. Habitational coverage is a commercial line for the owner or association of residential rental or multi-unit buildings.

Why is habitational hard to place?

Older buildings, vacancy, liability claims and catastrophe weather exposure can put accounts outside standard carriers' appetite, which pushes some of them to surplus lines.
